Successful investors know there’s not one rule. Instead, there are rules you must learn for many areas. These rules reduce risk. The areas include:
- Exit strategies.
- Assets and liabilities.
- Leverage and other people’s money (OPM).
- Banking and finance.
- Property cycles and developer activity.
- Cash flow and growth strategies.
- Property types.
- Investment identification.
- Portfolio management.

Many uninitiated investors start by looking for a property (investment identification). This ‘cart-before-the-horse’ error is why most ‘newbies’ own just a few properties at best.
