A Property Development Fund is an easy investment for our clients and requires as little as a $10k investment. Development is the process of adding value to a property by maximising it’s potential, which generates profits, thereby delivering attractive investor returns. When you invest in one of our projects, you are investing in this property development and the value adding process of transforming land into subdivided lots, apartments, townhouses or commercial property.
Each of our Development Funds is a stand alone investment opportunity. The capital you invest at the start of the project is used to acquire broad acre or undeveloped land at a wholesale price. OpenCorp’s development team then take the project through the design phase, improving its value along the way, before constructing and selling the completed lots (or units) for the retail price. It is this development process that generates the profits for the investors. At the completion of the project, which is generally when the apartments have been sold, your initial capital and the development profits are returned to you, allowing you to reinvest in future projects.
OpenCorp Funds Management Ltd is the Responsible Entity for our Development Funds. In accordance with the Corporation Act, it holds an Australian Financial Services License (#417371) which gives our clients the security of knowing their investments are being professionally managed under a legally regulated environment. This liscence allows us to create and operate Managed Investment Schemes (MIS) for retail and wholesale (sophisticated) investors.

The minimum amount required to invest in an OpenCorp Development Fund is $10,000. For our clients who qualify as Wholesale or Sophisticated Investors, investment minimums vary dependent on the fund but can be from $50,000 to $500,000.
We target a compound return of approximately 15%. Based on that, if the project was to run for three years, the total return on equity (ROE), or in other words, your investment, would equate to over 72% upon conclusion. All forecasts from OpenCorp are net of all fees but before tax. While we have a track record of strong returns, past performance is no indication of future performance.
The average Development Fund takes between two and half to three years to reach completion.
Generally, no. Clients should expect the capital they have invested, to be deployed throughout the entire duration of a given project.
The money you invested (capital) and profits are returned following the completion of a development. If you have invested in a multistage Development Fund, these are sometimes provided at the conclusion of each stage (once a certain number of units or apartments have been built and sold). Our team can advise of this on a case-by-case basis.
Approximately 70% of our investors invest in our Property Development Funds through a SMSF (self-managed super fund). To qualify as a Sophisticated Investor and therefore be entitled to invest in our wholesale Property Development Funds, you must meet one of two criteria under the rules applied by the Australian Securities and Investments Commission.
You must have either;
* $2.5m in net assets or
* Have earned $250k (gross) for the previous two financial years.
If you qualify for one of these two criteria, you can then get a letter from your accountant which confirms you meet this criteria. This will then allow you to also invest in wholesale as well as retail Property Development Projects.
